North Brookfield Savings Bank is proud to offer the Equity Builder Program (EBP) and Housing Our Workforce (HOW) Programs funded by the Federal Home Loan Bank of Boston.

These grant programs are designed to ease some of the challenges associated with home purchases, particularly at a time when home prices have steadily increased and may be beyond the reach of many individuals and families. We are pleased to participate in these programs and help our borrowers become homebuyers, while also supporting the financial stability and vitality of our communities.

Equity Builder Program (EBP) 

• Funds are available on a limited first-come, first-served basis and are not guaranteed by North Brookfield Savings Bank.
• Assists eligible homebuyers with up to $29,000 in down-payment and closing costs.
• Limited to first-time homebuyers of 1-4 family owner-occupied primary residence.
• Available to households with incomes at or below 80% of HUD Area Median Incomes based on property location.
• Recipients who are first-time homebuyers must complete homebuyer counseling from an approved credit counseling agency.
• Other conditions may apply.

Housing Our Workforce (HOW) 

• Funds are available on a limited first-come, first-served basis and are not guaranteed by North Brookfield Savings Bank.
• Assists homebuyers with 10% of the home sales price (up to a maximum of $25,000) in down-payment and customary closing costs.
• Limited to first-time homebuyers of 1-4 family owner-occupied primary residence.
• Available to households earning more than 80% and up to 120% of HUD Area Median Income based on property location.
• Homebuyers must contribute a minimum down payment of 3% from their own funds.
• Other conditions may apply.

First-Time Homebuyer Counseling

Get yourself home-buyer ready by taking an educational workshop at any of the local organizations referenced in the link below, all of whom have been approved by the Massachusetts Homeownership Collaborative. These workshops are excellent resources to prepare prospective buyers on the entire homebuying process, such as working through credit issues, real estate partnerships, the mortgage application process, and more.
